The minimum you will need is 5%. The more deposit you put in the better interest rate you can get. Banks and Building Societies will take into account a few different factors when assessing how much deposit you will need, these factors are;
- Length of the mortgage term
- Existing debts
- Amount you wish to borrow
- Your credit status
- If you are applying solely or jointly
Yes, however you could have an early repayment charge to pay to your current mortgage lender.
The deposit for a buy to let is typically 25%. Other factors are also taken into account, such as;

An agreement in principle, also known as a decision in principle or mortgage promise is useful if you haven’t found a property you want to buy but want to an initial agreement on how much you can borrow. A mortgage offer is issued by the lender once your application has been agreed and normally once a valuation of the property you want to buy has been agreed by the lender.
